Buying a house on Florida’s Space Coast in 2026 means stacking flood-zone labels, homeowners and wind coverage, roof age, and coastal association costs next to the mortgage—not treating insurance as a surprise after you have already chosen the kitchen. Roof age and openings protection show up in underwriting and in carrier appetite. A beautiful interior with an old roof is a different loan and insurance conversation than the photos suggest. Ask for permit history and wind-mitigation documentation early. Do not assume a mainland house is automatically easy.

Should I skip beachside because of insurance?

What should I look at on a seawall or shoreline?

Walk the full water edge. Note cracks, leaning, rusted hardware, missing cap, undermining, vegetation growing through joints, and how neighboring walls meet yours. A pretty dock does not prove the wall behind it is sound. Use a qualified inspector or marine contractor for condition; a REALTOR® tour is not a structural report.

Is a canal lot the same as Indian River or Banana River frontage?

No. Interior canals, river lots, and lagoon lots can mean different wakes, fetch, bridge limits, and routes to open water. Two Merritt Island waterfront homes at a similar list price can support completely different boats and maintenance. Tour the water, not only the kitchen.
