Banana River frontage is the east side of Merritt Island. Indian River frontage is the west side, toward the mainland. A listing that says only “waterfront” has not said which. Ask, and then see the water at the tide you care about.

Ask who owns the dock and the seawall, what condition they are in, and whether permits or repairs are already in the property record. A pretty dock with no paperwork is still a question. If you cannot see below the waterline, a marine contractor is the person who should speak to it. Sellers listing waterfront should put the documents they actually have in the file before they write the remarks.

Bridge clearance and flood questions

A dock is not the ocean. Fixed bridges and no-wake stretches decide whether a given boat can leave a Merritt Island dock. Air draft is a boat fact.
