How to List a Home on Florida’s Space Coast

Listing a Brevard house well is a file: roof and insurance questions, what buyers will ask on a canal versus a planned-community street, and how you show the property in the first two weeks—not a countdown to hurricane season. This is the seller process Amanda actually runs, without invented days-on-market or a promise about price.

Start with the file buyers will request anyway

Space Coast buyers—especially those who have already read Amanda’s insurance and waterfront guides—will ask about roof age, wind mitigation, flood information, permits, and association documents. Gather what you have before the photographer arrives. Missing paperwork does not make the house unsellable; scrambling for it during the first offer week makes you look unprepared.

This is not the hurricane-season timing piece. You can list in any month. The process still starts with the same folder.

Price is a conversation, not a slogan

Amanda will not invent a median or a days-on-market statistic for Brevard. She will pull current comps for your property type and talk through condition, water, association fees, and what similar homes actually did. Use the home valuation conversation as a starting point, then decide whether you are priced to attract the first serious buyers or priced to wait.

Prep that changes how the first weekend feels

Clean, repair the obvious, and decide whether a paint, flooring, or landscaping dollar will show up in the photos. Canal, condo, and Viera files are not the same listing

A Merritt Island canal listing will be judged on seawall and boat use. A Viera listing will be judged on documents and street standards. Quick answers

Should I wait until after hurricane season to list?

Will Amanda tell me what my home will sell for before we meet?

She will not invent a number from a ZIP code. Share the address and condition, then use comps and a walkthrough. Start at the valuation page or call.

Do I need Concierge to list?

No. It is one tool for certain repairs or improvements. Many listings go out with what the house already is, priced honestly.

What if I still live in the house?

Most Space Coast sellers do. Plan showing windows, pets, and daily reset. Occupied homes sell; unprepared occupied homes photograph like storage units.

Do Merritt Island canal homes always require flood insurance?

No single answer covers the island. A flood-zone label is one input; elevation, drainage, construction, and lender rules vary by parcel. What should I look at on a seawall or shoreline?

Walk the full water edge. Note cracks, leaning, rusted hardware, missing cap, undermining, vegetation growing through joints, and how neighboring walls meet yours. A pretty dock does not prove the wall behind it is sound. Use a qualified inspector or marine contractor for condition; a REALTOR® tour is not a structural report.

Is a canal lot the same as Indian River or Banana River frontage?

No. Interior canals, river lots, and lagoon lots can mean different wakes, fetch, bridge limits, and routes to open water. Two Merritt Island waterfront homes at a similar list price can support completely different boats and maintenance. Tour the water, not only the kitchen.
