This is a land-and-systems file
Amanda’s published range of typical work around Merritt Island and Lake Washington is about $400,000 to $1.5M+. Inside that, a larger-lot or ranch-style property is a different Tuesday than a canal split-plan or a Viera village home. You are buying dirt, drainage, access, and often more private infrastructure—not a clubhouse calendar.
Listing photos sell the oak and the workshop. Your tour should sell whether the land works for the truck, the trailer, the animals, or the quiet you actually want. Do not skip the unglamorous corners of the parcel.
Wells, septic, and what the yard actually does in rain
Many larger lots in this part of Brevard are not on the same utility pattern as a newer subdivision. Ask what serves the house: well, septic, sewer, irrigation source. Walk after a rain if you can. Standing water, driveway washouts, and a drain field you cannot locate are inspection items, not surprises at closing.
- Where does stormwater go, and does the drive actually hold a trailer?
- How old are the well and septic, and is there a permit trail?
- Are fences, barns, and additions in the survey and the permit file?
- What is the neighbor doing with their land—noise, animals, equipment?
Outbuildings, animals, and recorded use
A barn is only useful if you can legally and practically use it the way you intend. Zoning, recorded restrictions, and HOA pockets (yes, some exist even outside Viera) change what you can keep on the property. Amanda will not invent a countywide animal rule. She will push you to verify the parcel against your actual plan—horses, a shop business, a boat that never sees a canal.
Commute versus the weekend you pictured
Lake Washington is not a beach ZIP and it is not downtown Melbourne. Drive the hour you would actually travel to work, school, the airport, or Merritt Island errands. A beautiful Saturday on the lot does not fix a weekday you will resent. If you are still weighing planned amenities, keep Viera vs. Merritt Island in the same week of tours.
How this differs from canal and planned-community tours
The canal-home checklist is a boat-and-seawall file. This page is wells, outbuildings, and acreage-style lots. Roof, wind, and flood questions still apply—use the Brevard insurance walkthrough without assuming a ranch lot is “high and dry.” Compass, Carpenter Kessel, license SL3511173. Quick answers
Is Lake Washington part of Merritt Island?
Buyers use the name for a larger-lot pocket in Amanda’s Brevard work, often shopped alongside Merritt Island. Confirm the city or unincorporated location, schools, and utilities for the exact address rather than the marketing label.
Do these properties always have wells and septic?
No. Service type varies. Ask, then verify. Do not assume a larger lot means off-grid, and do not assume a pretty house means city water.
Can I keep horses or run a shop?
Only if zoning, recorded restrictions, and the physical lot support it. That is a parcel question, not a neighborhood slogan.
