Impact Glass vs Shutters on a Space Coast Resale

Impact glass and hurricane shutters both close an opening in a Brevard storm, but they are not interchangeable on a resale: one is usually already in the wall, the other is a product you still have to deploy, and carriers do not treat them as one checkbox. This is the openings file for a Space Coast house—not a roof-age listing guide and not a flood-zone lecture.

Two products, two Tuesdays

Impact-resistant windows and doors are built to stay in the opening. Shutters—accordion, roll-down, panel—cover the opening when someone puts them in place. A listing that says “storm protection” has not told you which one you own, whether every opening is covered, or whether a garage door and a lanai are in the story.

What a buyer should ask on the tour

  • Which openings are impact-rated, which have shutters, and which are still ordinary glass.
  • Whether shutters are on site, labeled, and actually fit those openings.
  • Who deploys them if you are not in town. A second-home shutter plan is a person, not a product photo.
  • Permit history. A pretty window can still be a replacement that never hit the building department.

Insurance is a form, not a brochure

Carriers and wind-mitigation inspections care about openings protection as it exists on the house, not as it was advertised. A shutter that is in the garage does not protect a window that was never covered. An older impact product may still need documentation. Put the inspection and the insurance conversation on the same week. See insuring an older Merritt Island home for the broader file.

Lifestyle is the part listings skip

Shutters mean labor and storage. Impact glass means you live with the windows you bought, including how they look and how they ventilate. Neither choice is “better” in the abstract. Match it to whether you are here for every tropical watch. Amanda McKnight, Compass, SL3511173. Call 904.599.1468 with the address and what is actually on the openings.

What this is not

This is not a product recommendation, a premium quote, or a building-code opinion on a specific window. A licensed inspector and a licensed insurance professional speak to the form and the policy. Amanda will not invent a discount for “impact throughout.”

Quick answers

Do impact windows replace the need for shutters?

On the openings that are actually impact-rated, you typically are not also hanging panels. Uncovered glass is still uncovered. Count openings, do not trust a living-room photo.

Are accordion shutters enough for a carrier?

Only if they fit the openings the inspection is scoring and they are present. Ask the inspector and the insurance professional. Amanda does not bind coverage.

Should I add impact glass before I list?

Sometimes it helps the file. Sometimes the buyer would rather have a credit. It is a house-specific math problem, not a slogan.

Does this apply on Merritt Island and beachside?

Openings protection is a Brevard file on island, beach, and mainland. The product mix changes. The questions do not.

Why didn’t the listing show the assessment?

Many listing fields have a spot for HOA dues and no clean spot for a district assessment. The tax bill is the source.

Can I pay off the bond at closing?

Only if that district allows a payoff on that parcel and you have the figure in writing before closing. Do not rely on a neighbor’s experience.

Does a new Viera house use last year’s tax bill?

Not as the number you will live with. A bill from vacant land will not show the finished house. Ask the builder for the district disclosure on that homesite.
