The market does not clock out on Thanksgiving
Buyers still relocate in November and December. Aerospace, Patrick-area, and snowbird households in particular tour when they are already in town. A listing that goes dark from the Wednesday before Thanksgiving through the first week of January is choosing to miss the people who can actually walk the house.
What actually changes is access
- Guests on the sleeper sofa and a kitchen that never resets.
- School-break noise and parking on a beachside street.
- Sellers who fly out and leave no backup for a lockbox.
Plan showing windows around the meals, not around a hope that “nobody looks until January.” Put a local keyholder on the file if you are traveling.
Decorate like a house, not a catalog
Warm lamps help. A display that hides the counters and the yard does not. Buyers still need to see the roof, the drainage, and the closet. Holiday scent and a thousand figurines photograph as clutter. This is the opposite of a vacant staging job and the opposite of a Halloween haunted house.
Do not confuse this with storm season
Hurricane season runs through November 30. That is a prep-and-insurance file on its own. Holiday showings are about people in the house. If a storm threat and a holiday week collide, you pause showings for safety and you do not pretend the calendar is the problem. Amanda McKnight, Compass, SL3511173. Call 904.599.1468. What this is not
This is not a promise that December is “hot” or “dead.” Amanda will not invent days-on-market for the holidays. Price from current comps. Keep the house showable. That is the whole strategy.

Quick answers
Should I wait until January to list?
Not automatically. Buyers who are in town for the holidays can tour now. Waiting only makes sense if the house cannot be shown or the file is not ready.
Will decorations help?
Lights and a clear path help. Clutter does not. Buyers still buy the roof and the layout.
What if we have family staying for two weeks?
Set showing windows, or pause with a date you will resume. A silent listing with no access is worse than a short, honest pause.
Is this the hurricane-season guide?
No. Storm prep is a different page and a different risk. This page is Thanksgiving through New Year access.
